Towards the end of the 2008 Holiday Season, we intend to sell both K94 (2005 Park Lane) and K99X (2002 Devon). September/October would seem the most advantageous time to sell for both buyer and seller. If you were to purchase either of these units through Devon Cliffs, you could expect to pay in the region of £60,000.00 and £30,000.00 respectively. We are offering these units for £34,999.99  and £19,995.00. There are pro's and cons of owning a caravan a Devon Cliffs. I have tried to offer a brief, but balanced view below, but I cannot answer all your questions on one web page, why not ring for a 'No Strings' informal chat on 01404 841503?  At time of publishing this page, Devon Cliffs were selling a 2007 PARK LANE for £77,000.00. For that sort of money you could buy both of these units, live in one and earn sufficient to pay all your bills from the income of the other.

Cons

1. Caravans at Devon Cliffs can be kept on site indefinitely, provided they are kept in a state of good repair both inside and out.

2. The price of the PARK LANE includes all fittings i.e. TV/DVD player/ Sky dish, all kitchen equipment such as microwave fridge, freezer, cooker etc.

3. During August, we usually take a number of bookings for the following year.  Seafront caravans such as these usually book fairly easily. As a broad rule of thumb, by the end of any season we have usually managed to book all of  July/August/September weeks plus around eight of the shoulder weeks. 3. Sale of the PARK LANE includes this website and (Subject to individual owners consent) the Agency for running all caravans on this website. Current visibility on GOOGLE is adequate for advertising a part-time business such as these caravans. Greater visibility is possible, but we have not found the need. 

4. We have been assured by Devon Cliffs Sales Team that the caravans can be sold privately on the pitches they currently occupy.

1. If you are looking to purchase a caravan at Devon Cliffs as a business investment it is possible to make a profit, particularly when caravans are sited on prime sites such as these. But just like any business venture, you must be willing and able to put in the relevant amount of effort to make it work. For many, their aim is simply to have a holiday home and cover your costs by letting out July/August/September weeks, this is equally viable, and by simply advertising on a website such as this that would doubtless prove adequate it that is your aim.  

2. Currently, Devon Cliffs is open from 1st March to end of November. You can however visit your caravan 365 days a year, but from the end of Nov to 1st Mar you are not allowed to sleep over.

3. What will it cost if you agree to purchase in September/October?

a) Owners asking price K94 (Figs in brackets for K99X):     £34,999.99 (£19,995.00)

b) Park Operators 15% commission:                                      £5,250.00  (£2,999.25)

c) VAT on Commission:                                                          £918.75  (£524.87)

Purchase Price of Holiday Home:                                          £41,168.75 (£23,519.10)

 

Purchaser will also be charged following for either caravan: Annual  New Customer Site Fees - (1/3rd only is charged in Sept)*(i)                                   £933.33

*(i)  The purchaser will not qualify for the Devon Cliffs loyalty discount of £500.00. But, if at a later date you trade your caravan in against a Devon Cliffs caravan, not only will you then qualify for the Devon Cliffs loyalty discount, but you will also find that Devon Cliffs will give a very generous deal on trade in's.

*(ii) All owners are required to insure their holiday homes and are free to arrange their own. This also applies to bottled gas, which is much cheaper when purchased off site.
